If you’re thinking about selling your home in the spring, don’t wait until the new year to start planning. In fact, you’ll save yourself a lot of work and get ahead of the game if you start planning now.

What’s that old saying? The early bird gets the worm! In this case, by starting the process this month, you’ll be in excellent shape when you’re ready to list in the spring.

Here are just a few examples of what you can start doing in December that will reduce time and stress when it comes to listing your home:

Home Maintenance

Walkthrough your property and note any maintenance issues that need attention before you list your home to sell. Don’t forget about taking a close look at the exterior of your home and your home’s curb appeal.

Declutter

A decluttered home feels more spacious and appeals to more buyers. Decide which items to store away or sell to declutter your home. Here are 3 steps to declutter.

How Does Your Home Compare?

market comparison

Get an understanding of how your home compares to other homes that recently sold. Determine what if any improvements you’ll need to make in order for your home to look great to buyers (i.e. painting.) You may want to engage a realtor to help you with this.

Competitive Market Analysis

Find out approximately how much your property will likely sell for in the spring market. We have experienced a hot real estate market this year and you may be surprised how much your home may be worth. Engage a realtor to complete a comparative market analysis of your home and other homes that have recently sold in your neighborhood.

New Home Wants

wants, needs

Give some thought to the kind of new home you’d like to move into, including ideal neighborhoods. Narrowing what type of home you want and location will save you tons of time in your new home search in the spring.

Financing

Look into your financing options, so you’ll know the price range you’ll be shopping within. Interest rates are currently at an all-time low – may make sense to look at getting pre-approved and locking down current interest rates. Also if you have a mortgage on your current home make sure to speak with your financial institution to understand if your mortgage is portable and any penalties that you may incur.

Get Your Team Ready

Start thinking about the team you will need to engage to get you moving. Connect with any professionals you may need, such as contractors, a mover, and a real estate lawyer.

Stock Up on Moving Supplies

Take advantage of any December and January shopping deals for products you may need, such as home improvement project materials, packing supplies, etc.

As you can see there are tons to do when selling a home. Start preparing early, the more stress-free and successful the home selling process will be for you in the spring.
