Want To Move By The Summer – You Should Buy And Sell In The Spring



The last year has been a surreal year not just because of the pandemic but we are all blown away by how robust the real estate market has remained. The supply of new listings has remained very low and demand has continued to increase. We however are starting to see an increase in new listings.

If you are anything like me spring is one of my favorite times of the year. And that has nothing to do with real estate, but it doesn’t hurt that it’s also the best time of year for the real estate market.

Why Is Spring The Best Time To Sell Your Home?


Actually, the last part of 2020 and 2021 so far has been a great time to sell as we are in a strong seller’s market.  But here are 3 reasons why Spring is the best time to sell your home:

  1. Most Buyers Want to buy in the spring – Spring is the most active time in the real estate market.  In the Spring the days are longer and people just want to get outside and look at homes.  Plus most people do not want to make a move during the winter months the preference is definitely if possible to move during the summer.
  2. Buyers want to time their move while the kids are not in school?  Many buyers start searching for a new home in the spring with the goal of moving in the summer months.  If they are staying in the same neighbourhood gives the kids a little time to adjust to the new street or if they are moving to a new neighbourhood the kids start the new year in a new school which is a much easier adjustment than moving to a new school during the school year.
  3. More buyers looking for homes means more potential offers -  Sellers love multiple offers and a bidding war and the possibility of selling over the asking price.  

Buying A Home In The Spring

Spring is a hot time of year for the real estate market.  The warmer weather and the end of the school year tend to draw out sellers and buyers in droves, which tend to create a healthy marketplace.  Which is both good and bad if you are looking for a home.  There are definitely more homes listed this time of year but there are also more buyers looking a buy a home.
Inventory tends to increase when the temperatures rise because homes show better.  Tree and flowers are in bloom, and the grass turns green again. Homes definitely look much nicer in the spring sunlight.  There are many reasons why families want to buy a home in the spring.  Families normally want to buy a new home and get settled in before the new school year begins, there is normally more time to shop for a home given the longer days and the weather makes it an overall much more enjoyable experience.   However, if buying a home in the spring families need to be prepared to move quickly.
We have this year had a milder winter and the real estate spring market has arrived extra early plus COVID has resulted in pent-up demand.  We are already starting to see increased listings coming on the market.  If you are thinking of making a move, you should consider getting started now.  Why?  It takes a few weeks to get your home ready to show.  Homes are selling quickly with low listing inventory and homes selling very quickly – homes are selling within 7 – 14 days.  Definitely, a great time to sell.
